Curb apeal is key to grabbing the prospective buyer's attention right away!1. THE FIRST IMPESSION IS CURB APPEAL: Create the best possible first impression you can!  Let a clean, clear walkway and clean front door greet the prospect.  Plant fresh flowers, paint the entranceway and remove any debris.  Hide garbage cans, bicycles, etc.  Clean the gutters and downspouts.  Trim shrubs, bushes and low hanging tree branches.  Keep the lawn cut and fertilized.

2. LET THE SUNSHINE IN: Spread cheer throughout your home.  Open draperies and curtains.  Clean your windows.  Put high wattage lights in dark areas.  Leave the lights ONKeep rooms clean and bright for the best impression.Dark rooms lose their appeal!  Fix leaky faucets, loose door knobs, sticky doors and windows.  Repair all cracks and holes in walls, windows and ceilings.  Keep your home orderly.  Get rid of clutter and don't let an overfurnished house make your home look smaller.  Compose your kitchen and bathroom counters to look larger by placing items in drawers and cabinets.  Straighten up your garage and closets to make them appear more spacious.  If your home calls for paint, use earth tone colors or off-white.

3. A LITTLE HOUSE CLEANING GOES A LONG WAY: Making your home sparkle will enhance its value.  Give your house the white glove inspection, shampoo the carpets and dry clean the musty drapes.  Clean homes sell MUCH better!

CREATE A WARM INVITING AMBIENCE: Turn the lights ON!....Leave them ON.  Leave the stereo on playing "easy listening" music.  Create positive aromas.  If you're not cooking, use candles, air fresheners, brew cinnamon or cider.  Turn on the fireplace.  Maintain the home at a comfortable temperature.  DON'T follow the buyers around.  Prospective purchasers will be more relaxed if the owners are not present.  Leave the home.  Let them explore your home on their own terms and time frame.  If you have children and can't arrange for them to be elsewhere, keep them engaged in one room.  If you are there when they leave, you may ask if they have any questions.
